Where Wellbeing Comes First

At Albion Meadows, we aim to think of everything you need before you need it. From the practical basics that make life simpler, such as allocated parking and security, to the thoughtful additions that contribute to your wellbeing and make life all that richer, we’ve included as much as we can in The Better Living Package.

The Better Living Package included in the monthly charge is divided into two and covers the following:

The Practical Benefits- (as reported in the leaseholder’s annual accounts)

Per apartment, per week =£125

  • Management and maintenance of communal areas 
  • Secure entry system
  • 24-hour on-site warden call system and maintenance
  • Communal heating

  • Allocated car parking
  • Landscaping and garden maintenance 
  • Lift maintenance
  • Council rates on communal areas
  • Window cleaning (communal and external apartment windows)
  • Roadway and path cleaning
  • Heating and lighting of communal areas
  • Management and maintenance.of biomass heating system
  • Maintenance and servicing of the heat recovery filtration system 
  • Fire system including your smoke alarms/ detectors maintained and checked 
  • Reserve fund contribution
The Wellbeing Additions ( these are not part  of the leaseholders annual accounts but chargeable to all and included in the monthly charge)

1 person occupancy = £150 per week

2 person occupancy = £200 per week 

  • Daily wellbeing Check – options of telephone or face to face
  • Reception manned from 9-4pm (Monday-Sunday excluding public holidays)
  • 1.5 hours housekeeping per week-including bins emptied
  • Access to the library, residents’ lounge, and gym
  • Scheduled transport to and from local towns and shops
  • Personnel for 24-hour on-site warden call system
  • Provision of the residents’ garden.
  • Onsite maintenance 
  • Regular activities programme offering music, crafts, art, speakers, movement classes, and more (some may have a small charge if they are extras to the programme).
  • Tea and coffee available with activities.
  • 6 monthly wellbeing assessments
Premium Services

At an additional charge, you will also have convenient access to:

  • Hairdressing, nail bar, and treatment room appointments
  • Collection and delivery of medications arranged 
  • Laundry 
  • Meal from the restaurant.
  • Bespoke cleaning and housekeeping services beyond the 1.5 hours included
  • EV charging
  • Accompanied shopping and outing trips (subject to availability)
  • Accompanied appointments to GP, hospital and outpatients appointments ( subject to availability)
  • Handyperson services (assessed on individual basis)
  •  Bed linen changed and laundered (using Albion Meadow linen).
